Since 1855, the prominent intersection at South Salina and East Fayette Streets has played a central role in the development of the City of Syracuse. VIP Structures was given an opportunity to re-imagine these four interconnected historic buildings; the Chamberlin, Witherill, Wilson and Bond buildings which now form the Pike Block.
VIP delicately balanced the historic demands of the project with incorporation of current building codes while engaging the community and promoting walkability with a “gateway” that connects the buildings to historic downtown areas. In order to maintain and restore the historically sensitive features of each building including windows, flooring, time framing, and facade, VIP went through an intense approval process working closely with the National Parks Service and NYS Office of Parks, Recreation and Historic Preservation Office.
VIP developed unique solutions to challenges associated with the historic nature of the buildings. We had to address various floor elevations from one building to the next, maximize floor area to yield the highest number of apartments, retail and office space.
With the intent to lease the first floor to commercial tenants, duct work (venting/grease trap) was incorporated to accommodate future restaurant(s).
Designed to LEED-Silver standards, building systems utilize green technologies including a geothermal system to heat the first floor tenant spaces and a solar array to heat domestic hot water. A rain water collection system reduces strain on the sewer system. Low VOC, recycled materials and energy efficient lighting were used throughout the entire project.
The Pike Block project – from the purchase of the four properties, selective demolition, their design, renovation and integration to the leasing of residential and retail space – has made this integral intersection an important and vital part of downtown Syracuse once again.
