We are proud to announce that VIP has been named the recipient of the 2024 Preservation Association of Central New York (PACNY) Paul Malo Award long with project partners EDR and Keplinger Freeman Associates for the recently completed One Webster’s Landing (OWL) project. This award recognizes projects that thoughtfully integrate old and new elements, demonstrating respect for the past while promoting the community’s future. This marks the second time VIP has received the award for one of its historic development projects.

With projects like OWL, we aim to create spaces that not only tell a story of historical significance but also drive forward the ongoing development and vibrancy of our community.”
The Paul Malo Award was named in honor of Paul Malo, a noted architect and preservation advocate. It is awarded to individuals, organizations or projects that have made significant contributions to the preservation of Central New York’s historic resources.
Constructed in 1893, OWL, originally the Marshall Building, exemplifies Romanesque Revival architecture, designed by Syracuse’s own Archimedes Russel. The building’s strategic location near an adjacent railroad and bustling commercial district made it a central figure in the city’s development. This historical landmark has witnessed the evolution of the area, serving various commercial purposes throughout its century-long existence.
In 1986, VIP recognized the historical value and potential of the building, purchasing the heavy timber and brick warehouse and preserving its architectural essence while converting it into vibrant office space for its design-build company. In 2023, VIP undertook a second redevelopment, transforming the structure into 34 modern one-bedroom apartments. Each unit retains original elements like exposed brick and heavy timber beams, now complemented by modern amenities. Through these efforts, VIP Structures not only preserves a piece of Syracuse’s heritage but also contributes to the city’s dynamic future.

Founded in 1974, the Preservation Association of Central New York is dedicated to the conservation and protection of historically and architecturally properties and neighborhoods in Central New York. The organization advocates for the conservation of these sites, educates the public about preservation practices and techniques and seeks to raise awareness about the cultural and economic benefits of historic preservation.
