This adaptive re-use project brings new life to the historic Crescent Commons Corset factory, a 1920’s brick building that encompasses an entire block of Main Street in Cortland. Private developer David Yaman, and not-for-profit Housing Visions, came to the VIP team to help move the project forward.
In maximizing the full potential of the floor plates, the renovated mixed-use facility features 50 market-rate and affordable residential units with amenities including a lounge, exercise room and private courtyard. The ground floor provides commercial space including dedicated not-for-profit and outreach tenants.

On this design-build project, VIPAA collaborated with sister companies IPD Engineering and VIP Structures. Our team worked seamlessly together to provide the clients with a high quality and efficient design within their construction budget.

The team utilized a “non-cookie-cutter” approach that kept construction costs minimized while being sensitive to practicalities and costs of property management post completion.

Our engineers identified energy efficient solutions that would benefit the occupants while preserving the historic integrity of the old factory.

VIP worked closely with the clients and with the New York State Historic Preservation Office to ensure that the design would meet both the clients’ program needs and the state and federal historic tax credit eligibility requirements.
