VIP and Bluefors (formerly Cryomech) have worked together on several projects in recent years. The latest design-build collaboration is a 35,000 SF manufacturing and office expansion that increases Bluefors’ production and office space by 45%. It enables the company to double its output and introduce Bluefors-branded coolers to the U.S. market. Key improvements in the new facility include: A significantly larger shipping department; Enhanced vertical storage capabilities thanks to higher ceilings; Relocation of the maintenance department for improved efficiency; Dedicated amenities for delivery services, including restrooms near loading docks; Advanced MEP systems tailored to Bluefors’ unique requirements; Increased employee break space, streamlined entrances, and updated locker facilities; Expanded office spaces and conference areas designed to reflect Bluefors branding.

In prior years, VIP partnered with Bluefors (then known as Cryomech) to design, build, and develop a state-of-the-art 76,500 SF facility to serve as a cryogenic equipment research, development, and production hub. The new facility included industrial, office, and storage space, enabling the team to manufacture more products in less time, continue its fantastic growth, and enhance its position as a global front-runner in cryogenic equipment research, development, and production.

VIP’s integrated team helped Cryomech quantify its current and future space and electrical power needs, developed site selection criteria, and evaluated potential sites in conjunction with the power company. Once a site was selected, VIP, in the role of design-builder and developer, purchased the land, obtained the right to build, identified and obtained economic development incentives, financed the project, designed and constructed the building, and leased it back to Cryomech. VIP informed Cryomech’s decision-making with construction cost information and impact on lease rates throughout the design process. The project was completed ahead of schedule in 2019, and in 2022, Cryomech purchased the building from VIP. VIP’s integrated design-build-lease delivery model saved Cryomech both time and money.
